Rental Agreement for 19 Church Street, Studio 8, Burlington VT 05401
Rainbow Institute postulates itself as a spiritual sanctuary sharing in the enjoyment of sacred space for all who enter to respect, and contribute towards by the self directed maintenance of pure intention, vibration, and act of mindful self awareness.
The postulate of a spiritual sanctuary commands that all who enter this space, regardless of their task or business embark upon a practice of mindful self awareness, energetic maturity, energetic respect for others, and the willingness to commit to spiritual kindergarten with amusement, play, and the wonderment of beginners mind purposefully. While this sublet is not only between Rainbow Institute and client, Rainbow Institute conveys the theme of the facility located at 19 Church Street, Studio 8 as a center for the spirit within to flourish, thus all who enter must be in spiritual honor of this agreement.
Sublet Agreement:
Keys: All keys are due the next day after the sublease term has expired, all arrangements are the sole responsibility of tenant. For lost keys a fee applies that may include lock replacement. Use of the space at night requires front and back door of the building entrances to be locked by the last one to leave, if last tenant to leave is unknown the building should be locked regardless.
Insurance: Rainbow Institute, Mindful Business Development, Tina's Home Designs, all “landlords” and their staff assume no liability for sub- tenants, co-tenants, users, their guests or their participants. Renter is in agreement and is solely responsible for obtaining liability insurance and is required to name the aforementioned “landlords” in their policy. Renters work is to be covered by their own insurance. While insurance quality is not policed proof of commercial liability insurance is required to be presented upon request.
Liability Disclaimers: All shall uphold the encouragement of freedom of beliefs. This includes free will and respect of ones divine right to discard any training or statement that does not resonate or validate the participant. Rainbow Institute requires to be included in a statement of release of liability from all Sub-lessee’s work to their clients, guests, and users to be presented to such participants.
Main Classroom Rental: The rental of the main classroom is not included in any sanctuary room rentals, however is available via request, availability and notice to all sub-lessee of the event should the rental disturb the services of others.
Energy Work/Energy Workers: Each modality practitioner must uphold the highest standards of integrity in their field. They must be mindful to energetically clear the workspace before, during and after each session as to maintain the pure vibration of spiritual sanctuary for the good of all. In the event clearing becomes difficult they must notify Rainbow Institute immediately. Rainbow Institute also retains the right to point out energetic's to be cleared should there be a requirement to do so. RI requests that all energy workers arrive 15 minutes before their appointment to set a gold net over their work and stay 15 minutes after their appointment to clear the space of all myofacial, energetic and karmic releases from the session including that of self, client, room and reset the room to gold/will of god and establish an empty gold net for the next person to use the room. All energy workers are expected to come into alignment with this agreement and work clean.
For all other types of work: Mindful mind while at work is a phenomenal self practice this center supports for all work energy and requests all who are present enjoy practicing as time and space permit. Rainbow Institute requires all participants to be master of their workspace and expects to enjoy the extemporary practice of others. We encourage you to honor the spiritual sanctuary vibration with a mindful practice of leaving problems and judgements outside of your entrance to this space and to clean it of distractions that may take away from the prosperity of the sanctuary enjoyment often. We encourage you to use the gold net and to be mindful of honoring all other workers with respectful boundaries on all levels including multidimensional, spiritual, and emotional.
Noise and Distraction: When there are multiple sessions and multiple practices going on at the same time mindful voice and mindful work is required to the best of everyone's ability. However there are a multitude of offerings that do include sound, singing and mindful loud voice that need to be considered. In the event loud sounds or no sounds are required at the center the center is to be put on notice so that all sub-lessee can be notified as to not cause conflict of services.
Cleanliness and Use of Facility Extras: The facility maintains for its use many things that are not readily noticeable. Items such as a printer, Internet service, water cooler, kitchenette, toiletries and supplies that all sub-lessee, co-tenants and participants can enjoy are maintained. These extras are not included in the rent, Rainbow Institute pays for them and asks for donations/contributions for their enjoyment.
Advertisement and Marketing: All tenants, renters are required to conduct their own marketing of their business, event or service. This includes flyers, ads, web sites et al. While Rainbow Institute or Tenant are not required to mention one another's work the understanding of networking benefits the whole and is mutually encouraged by all who partake in and visit this facility. Network marketing is a courtesy and allocates no business rights or claims of one over the business of the other.
Encroaching Agreements: Space is freedom. Freedom is divine right. All who enter this facility agree to mindful presence, mindful boundaries, respect of the enjoyment of sacred space and the divine right of each other mindfully by practicing healthy boundaries of each others being, work space, spiritual privacy, especially in shared environments such as the sanctuary room.
Merchandise: Merchandise is not owned by landlord, it is here on consignment. While tenant is in the space they are expected to be stars of good faith, knowing that the highest good is to be served with all merchandise karma.
Rainbow Institute is a center whose aim is be a play space for the source within all of us with the encouragement of that presence within you, within the all. This is where we set our intention to play, be amused, be fully present and enjoy the center within the play space that this source provides, in respect and in spiritual honor of the one within the all,
